You have access to the hotel at all times using the front door key provided with your room key.

A Fridge. Microwave & Toaster are supplied in the dinning room for your use during the day. Please keep this area clean & tidy. You are all responsible for maintaining the cleanliness of the food preparation area.

The hotel is completely non-smoking. Under no circumstances are naked flames (smoking, candles, etc) allowed in any of the rooms.

Do not tamper with anything provided for the safety of others (i.e. Fire alarm system, Fire extinguishers, Smoke alarms, Emergency lighting etc) as this is also a criminal offence. Anybody found to be endangering others may be told to leave without notice, whilst remaining liable for rent in lieu

Please treat the hotel with care. In order to pay for any damage or breakages, or loss of rent owed, we retain a deposit of £250.00.

Act with reasonable consideration for other guests, the proprietors & neighbours. Noise must be kept to a minimum level after midnight.

Please keep your rooms clean & tidy. Bed linen is replaced weekly (Duvet Covers fortnightly) and the bed will be made & the room vacuumed if accessible. Please do not do your laundry in the bedroom (including drying clothing on radiators and out of bedroom windows).

Posters must not be stuck to the walls. Do not tie up curtains and nets.

A limit may be imposed on the amount or type of electrical items that can be used in the hotel. Other hotels have a set tariff for specific items (on average £3.00 per item per week) which we do not normally charge. We reserve the right to make these charges immediately if we consider that students are wasting / using excessive utilities.

You are allowed to have a guest visit you in your room and arrangements can be made if they wish to stay the night. There is a nominal charge for guests staying overnight (between the hours of 10.30 p.m.- 8.00 a.m.) which includes breakfast and bedding if required. You are responsible for any guests you have visit and to ensure they complete a hotel registration card if they intend to stay. In the event you have a guest stay without completing the registration form, the normal nightly rate of £25.00 will be applied.

Breakfast is available until 10.00 a.m. Breakfast is normally cereal and toast, tea or coffee.

Evening meals are served at 6.00 p.m. Please let us know if you do not require an evening meal or are going to be late as meals are not otherwise kept after 6.30 p.m.

Alcohol may only be consumed in the hotel if agreed in advance

Please ensure your account is settled on time as agreed. This will save us the embarrassment of having to ask for payment. Due to the additional administration costs,a charge of £5.00 may be made for each day that your rent is late.

Please Note - These rules are in place for the comfort and safety of all guests of the hotel. Anybody breaching these rules may have there contract terminated,whilst remaining liable to us for the full value of their contract as agreed .

This Licence shall run for the period as made at the time of reservation unless extended in agreement by both the licensor & the licensee. The Licensee shall pay the licensor the licence fee as agreed by cheque or cash on a four weekly basis in advance. On acceptance of this offer the licensee shall pay a deposit of £250.00, which will be held by the Licensor as security for the obligations of the Licence under this licence and the licensor's discretion applied in or towards making good any consequence of any breach of those obligations.Any unused part of the deposit will be returned without interest only when the keys to the room and hotel occupied by the licensee are returned. Any deductions made from the deposit will clearly be shown and the balance returned within six weeks of the end of the license period. All students must be exempt from local council tax and submit their details if requested to do so. In the instance that a student is not exempt or does not provide the correct information (certificate issued via the training establishment), they may be required to make an additional payment for Council Tax liability.

The Licensee shall : Take good care of the furniture and fittings in the room he/she occupies. Cause no damage to the room or rooms, or to the Hotel and pay and indemnify the Licensor against the cost of the repair to the said room or rooms (however caused) Not remove any Hotel property, furniture or fittings from the Hotel. Comply with the rules and regulations, fire and safety precautions and adhere to the strict no smoking rule within the building. Not do anything which may cause nuisance or annoyance to the licensor or to any other occupier of the premises or neighbouring premises. Ensure that at the end of the licence such room or rooms as he she occupies and the furniture and fittings in them are clean and in the same condition as at the start of the licence. Pay a proportion of the cost of the repair/replacement of any damage caused to the facilities or to the furniture fittings therein or the cost of replacement of any furniture or fittings removed there from. Not permit the use of any illegal substances or illegal activities in the rooms he/she occupies or communal areas of the hotel. The Licensee will not have exclusive use of occupation of any room nor will he/she have the right to occupy any particular room.

The Licence may be ended .
By the licensor giving not less than 28 days notice in writing. Or By the Licensor without notice if at any time the licence fee referred to above is not paid on the day when it becomes due or at any time the licensee is in breach of any terms of this license (In this instance the licensee will be liable for the full value of the license). By the Licensee giving the licensor not less than 28 days (not including holidays or prior to licence commencement date) notice in writing or paying 28 days rent in lieu of notice. In the event that a student does not fulfil this agreement or decides to terminate this licence by giving the 28 days notice, all rent both paid and owed will be calculated at the higher weekly rate at the time of the booking, not at the long term (12/24 week) discounted rate as agreed (Unless agreed in advance in writing in the event of unavoidable course termination or course completion)
Example of Termination Charges

Example 1

A student is delayed through no fault of his own with his medical for NATS having booked his accommodation for a single occupancy en-suite room. He hopes to start his course in 3 months time. His charges will be as follows : He must give 4 weeks rent in Lieu of notice and whilst his weekly rate was due to be £115, he will now be charged at the higher weekly rate of £350.00. Total £1400.00.  * read below*

Example 2

At the end of week seven, a student paying £100 per week decides they wish to terminate their agreement. The charges made would be as follows: 4 weeks notice required would mean they actually leave at the end of week 11. They would have to pay for the 4 weeks (from week 7 – 11) whether they were to stay or not. There weekly rental charge will now go to the weekly rental of £265. Even if they chose to stay the extra week they would not benefit from the 12 weekly rate of £125 as this was not the agreement we entered into and possibly would not have accepted the booking on that basis. Therefore their rent would be 11 weeks at £265 = £2915. Of course this is more than if they paid for the 24 weeks at £100 (£2400) therefore we would actually charge them the lower amount of £2400.   * read below*

We do not aim to gain from anybodies misfortune and will try to help if a problem arises and you are unable to meet your commitments. The most important thing is that we can replace you and your income. In this situation a large amount of the charges will be waived. The amount will depend on who finds the replacement (we have to pay for advertising and our time where often you can chat to friends or colleagues to find a replacement for free). In a situation where you find a replacement who is prepared to take over the whole of your contract and who is acceptable as a person to us (Sorry no DSS etc) then the likelihood is that you will not pay any penalty charge.

In the event that no replacement is found and you do not stay during the 4 weeks of notice, then we would make a small allowance against meals not taken and services not used.

Please Note - we don’t enjoy making penalty charges but the profit margin we charge dictates that we cannot be left with empty beds.  Please do not book until you are certain that you are able to commit.
